Yorkton Council continued to prepare for a major new development which will start with a new home for Maple Farm Equipment in the city, with two unanimous decisions.
The Jim Pattison Developments ltd. company (JPDL) purchased property located between York Road West and Hwy 16.
“JPDL intends to subdivide the subject property into lots for commercial development. The first phase of this development consists of approximately 20 acres for the Maple Farm Equipment relocation from its existing site to this location,” detailed a report circulated to Council Monday.
“JPDL intends to develop or sell the remaining lands in step with market demands and opportunities as they unfold; there are no development proposals for the remainder lands at the time of this report,” said Michael Eger, planner with the City.
“A Concept Plan provides a framework for growth by identifying future land uses, major road networks, and other challenges and opportunities for growth within these areas, while maintaining a balanced approach to planning that addresses the interests of the city,” detailed the report.
“Planning Services is of the opinion the Concept Plan in conjunction with the servicing plans and subdivision plan establishes an understanding of how the subject lands are to be developed within the next twenty years or so. Maple Farm Equipment will be located within the first phase of development encompassing approximately twenty acres of land. The remainder of the property will be developed in accordance to market conditions. The area is suitable for commercial operations that require easy access to major arterials and large land holdings. This location will be a focal point as one drives into Yorkton from the west on Hwy #16.”
The development will be a discretionary use for the property which is zoned C-3 Highway Commercial.
The property is vacant and has previously been used for agricultural purposes.
Council recently passed a Zoning Amendment to remove the “Future Development” zoning overlay, effectively allowing the owner to proceed with a Development Permit application.
Planning Services will now initiate the public notice process including advertisement in the local newspaper, at City Hall and on the City website, and circulation to property owners within 75 metres of the subject property. The proposed public notice is attached for Council’s consideration. The application will also be referred to the Planning and Infrastructure Commission before it is brought back to Council with additional details, for their review and decision in conjunction with the Public Hearing.
