A new commercial subdivision is going to be developed in the City of Yorkton following unanimous approval of Yorkton Council at its regular meeting Monday.
Administration has been working with Associated Engineering on the commercial subdivision adjacent to the Tourism Centre. A tender was issued in September for the construction of the underground services for this subdivision, explained a report circulated to Council Monday.
Four tenders were received, said Gord Shaw, Director of Planning & Engineering with the City. The lowest was made by G. Ungar Construction Ltd. at $3,228,603.
The total project budget is $4,261,756, when and engineering and contingency component of $1,033,152 is factored in.
"This work encompasses site work and installation of water mains, sanitary mains and storm sewer. The first phase of the subdivision encompasses approximately 21 acres in area. Six lots will be created within the first phase ranging in size from three acres to four acres. The Tourism Centre and grain exhibition will be located within one lot of approximately 2.7 acres," stated the report.
The work is only part of the overall cost of the commercial development.
The first phase total construction budget was estimated in 2010 as $4,540,000. The work in this tender does not include roadwork, traffic signal controls or crown utilities or contingency. If these are factored in, the new budget is likely $5.4 million.
Councillor Les Arnelien questioned "if there was money in the Land Development Fund," or whether it would need to be borrowed.
"We're not looking at borrowing from the standpoint of going outside the organization," replied Shaw, adding as properties are sold in the subdivision the Land Fund would be replenished.
The development was unanimously supported by Council.
