Four-plexes get City green light

A Planned Unit Development can now proceed after receiving unanimous approval by Yorkton Council at its regular meeting Monday.

Council had unanimously supported proceeding to the Public Notice process for a discretionary use application to facilitate the development consisting of two, four-unit dwellings at 66 and 70 Seventh Avenue North at its Aug 24 meeting.

The proposed development was considered under the Planned Unit Development provisions of the Zoning Bylaw, as the two buildings are to be constructed on a single parcel of land, sharing access, parking and amenity.

The Public Notice process had two individuals making brief presentations to Council Monday.

Brett Jones lives on Sixth Avenue North, and spoke against the development proceeding. He said he has four children and would "like to see the space remain a green space for my kids."

Jones who said he is also an RCMP officer added that the development would be four-plexes was also worrisome because "a lot of calls" responded to by the police as two and four-plexes.

Project developer Bruce Holm told Council the units are good for the city because there is a need for "affordable rental properties here in Yorkton," adding rental units at reasonable rates seem in "very short supply

"I think this is a very good project and a good location."

The suite layout will provide for two levels of living space, with approximately 1,200 square feet for each suite.

The Applicant/Owner has indicated it is their intention to construct the units for rental purposes, although the units will be subdivided into condominium units as well which will provide future financial flexibility.
