City Council has unanimously supported proceeding to the Public Notice process for a discretionary use application to facilitate a Planned Unit Development consisting of two, four-unit dwellings at 66 and 70 Seventh Avenue North.


City Council has unanimously supported proceeding to the Public Notice process for a discretionary use application to facilitate a Planned Unit Development consisting of two, four-unit dwellings at 66 and 70 Seventh Avenue North.

The proposed development is to be considered under the Planned Unit Development provisions of the Zoning Bylaw, as the two buildings are to be constructed on a single parcel of land, sharing access, parking and amenity. Subject to public notification requirements, Council approval is required in order for Administration to issue a Development Permit, explained City Planner Michael Eger at the regular meeting of Council Monday.

"The suite layout will provide for two levels of living space, with approximately 1,200 square feet for each suite," noted Eger, adding " Each suite will have access to a private balcony, accessible from the livingroom."

The Applicant has met with Administration to discuss the City's Rental Housing Incentive Program (RHIP).

"The Applicant/Owner has indicated that it is their intention to construct the units for rental purposes. The units will be subdivided into condominium units, which will provide future financial flexibility," said Eger.

From a procedural standpoint, the Discretionary Use application will need to be approved for public notice before coming back to Council for a final decision. Administration will not issue a Development Permit until such time that the necessary Council approvals have been obtained.
