Smaller city lots moving forward

Yorkton Council reviewed and accepted tenders for the development of two lands projects targeted at providing lower cost lots in the city.

Council had previously approved proceeding with the engineering on both the C.J. Houston Project and the York Colony Project.

Wyonzek Brothers Construction Ltd. offered the lowest tender on both projects; $156,025 for the work at C.J. Houston and $612,484 for York Colony.

The C.J. Houston subdivision consists of eleven single-family residential lots arranged in a cul-de-sac formation.

The York Colony Lands subdivision consists of ten narrow-lot single-family residential lots to the north of York Road. The infrastructure that is to be installed with this project will service a much wider area than just the ten lots.

In order for these subdivisions to satisfy the Housing Committee's goal of affordable housing in this community, lot prices need to be in the range of $30,000 to $40,000. The individual lot prices on both developments fall within this range once fees, such as the off-site levy, are included.

In terms of the York Colony lands, the project includes infrastructure that will be utilized by a much larger area than just the first ten lots of this subdivision. As a result, these lots should be priced in the range identified above and the difference factored into market based lots within the remainder of the York Colony Lands and the Riverside Meadows Phase II subdivision.

Both projects will be funded through the City's land fund.
