The first administrative step toward a new location development for Maple Farm Equipment took place Monday at the regular meeting of Yorkton Council.

Administration has received a Zoning Bylaw amendment application to remove the Future Development Overlay, on a parcel of land across Highway 16 from Harvest Meats, explained City Planner Michael Eger.

The primary zoning will stay as C-3 Highway Commercial. The southeast corner of the property would remain as PR-1 Parks and Recreation, he explained.

“The intent of the application is to allow for immediate development of an Agricultural Sales & Service use (Maple Farm Equipment) in the northwest corner of the site,” detailed a report circulated to Council.

The entire parcel is approximately 96 acres in size. The city has also received a subdivision application to create a 20 acre commercial parcel, 10.6 acre Environmental Reserve and 4.2 acre utility parcel for storm water management, explained Eger.

“The 20 acre parcel and future developable land will initially gain access from York Road West,” he said.

Eger also noted, “The application is consistent with the Official Community Plan.”

Council will have many additional decisions to make as the development progresses.

“The subdivision concept is attached to this report which illustrates the parcel and road configuration, as well as the future Maple Farm Equipment building location,” said Eger.

With Council’s approval Monday “Administration will carry out public notice as required under the Planning and Development Act, 2007. Notice will include advertisement in the local paper, at City Hall and on the City website, and a direct mail out to property owners within 75m (250 ft.) of the proposed development. This means that a Public Hearing must occur at least 15 days after the meeting in which the item was introduced,” detailed the report.
