Zoning change for apartments

To make way for a 64-unit apartment development Yorkton Council approved a process to amend its Zoning Bylaw for 253 Bradbrooke Drive.

To make way for a 64-unit apartment development Yorkton Council approved a process to amend its Zoning Bylaw for 253 Bradbrooke Drive.

The amendment changes zoning on the currently vacant lot from C-4 Neighbourhood Commercial to R-3 Medium Density Residential.

The amendment has been requested to accommodate future development of two, three storey, 32 unit apartment dwellings.

"The neighbouring properties consist of multi-unit residential, institutional and commercial land uses. The current zoning allows for development of smaller commercial operations, including apartments with main floor commercial activity. Given the proximity of this site to the regional health centre, this would be the highest and best use of the property.

However, there has been minimal interest from developers to acquire these lands for neighbourhood commercial use. Further, the proposed development of three-storey apartment dwellings is complementary to surrounding land uses," detailed a report circulated to Council Monday.

Council's approval allows that Administration be authorized to proceed with the Public Notice process.
