An amendment to the City’s Zoning Bylaw will be required to make way for a new development at 96 Gladstone Avenue South.
“The current zoning is R-1 General Residential and the property has a small house located on it. The owner is proposing to demolish the existing house and construct a two storey, Six Unit Townhouse used exclusively for rental purposes,” explained Carleen Koroluk, planner with the City.
“The proposed units are one bedroom suites with floor areas of approximately 620 square feet and the developer has provided preliminary plans.”
The application is consistent with the Official Community Plan, which prescribes residential development within these lands. The OCP furthermore supports higher-density residential land uses where appropriate, said Koroluk.
“The proposed development is designed to address the need for modern, self-contained housing for seniors, professionals and students. The Owner has orchestrated similar housing initiatives within the City and has demonstrated an ability to provide safe and affordable housing for this demographic,” she continued.
“Being that the property is a corner lot, the proposed site and building design compliment the neighboring general residential area by providing a twenty foot landscaped front yard setback along the Gladstone Avenue.”
With the initial approval City Administration can initiate the public notice process required to consider rezoning of the property to allow for the townhouse construction.
The application will also be referred to the Planning and Infrastructure Commission before it is brought back to Council, with additional details, for their review and decision in conjunction with the Public Hearing.
