RECplex roof project more expensive, taking longer than expected

TISDALE — The RECplex roof will take longer and cost more than expected.

The $1.3 million project began a month later than planned, in April. It was supposed to be done at the end of August even with that delay, but the roofers discovered they had to replace more steel decking than anticipated. Doing that meant more of the ceiling curtains used for insulation had to be temporary removed.

“We are definitely a smidge over budget,” said Lesley Thibault, the recreation and parks director. “We allow for a 10 per cent contingencies usually with our projects because there’s always those unexpecteds, especially when it doesn’t reveal itself until you taking it apart.”

Adding to the scope of the project was the replacement of the Hanover Room roof, which also had leaks. That added $57,000 and 10 days to construction.

“The crew was here, so it made the most sense to get them to do it now as opposed to next year to repair that roof because that ultimately would have cost us a lot more money.”

Roofing is expected to be done by the third week of September, depending on weather.

Thibault said the town wasn’t quite expecting to go over the 10 per cent contingency.

“So much was unseen for us,” she said. “We knew we had leaks but we didn’t know how extensive the issues were to cause those leaks.”

Once the roof is finished, it will have a 15-year warranty. If the town is proactive in its maintained, Thibault said the roof should last 20 to 25 years.
