HUMBOLDT — The City of Humboldt is preparing to host a lot draw for 11 new residential properties on the east side of 101st Street, ensuring a fair process for both contractors and individuals to build homes.
Jarrett Delbridge, manager of development and marketing, said the city is accepting applications from Aug. 14 to Sept. 4, with the draw scheduled for Sept. 9 at 5:30 p.m. in the Uniplex Conference Room. The mayor—or a designate—will draw names from a bin to determine the order of selection.
Councillors questioned and confirmed rules limiting how many applications an individual or contractor can submit.
To participate, applicants must submit a $1,500 fee via certified cheque or bank draft.
Applicants must also declare whether they are individuals or contractors. Individuals are limited to one application per household, while contractors may submit up to three applications, tied to their GST number, the report added.
Successful applicants will be contacted in draw order to select a lot, with 10 minutes allotted per choice. A 10 per cent deposit is required within three business days of signing the agreement, with full payment due within three months. Landscaping and hard-surfaced driveways must be completed within six months of permit closure.
Finally, the requirement for hard surfacing of front driveways, and front- and side-yard landscaping within six months of permit closing, will ensure attractive curb appeal for the new homes, the report noted.
If any lots remain after the draw, they will be sold on a first-come, first-served basis, Delbridge’s report said.
Delbridge’s report estimates total potential revenue of $1,294,000. After expenses, net proceeds will be transferred to the Land Development reserve to fund future land projects.
