Zoning Bylaw getting a clean-up

North Battleford city council has agreed to move ahead with some housekeeping amendments to the Zoning Bylaw.

One amendment impacts the location at 792- 108th Street, the vacant formerly known as the Slawa Centre.

The property was zoned R2 – Low Density Residential. Administration recommended it be M1 – Light Industrial, which would allow for more potential permitted uses for the building while maintaining the character of the neighbourhood. 

A second amendment is to the zoning at the edge or entry to Kinsmen Park, to change it from R3 – Medium Density Residential to R1 – Single Family Residential. The reason for the change is to align this lot with the surrounding neighbourhood.

Finally, there is a recommendation to change the zoning for the CN Railyard. It was zoned RD2 – Restricted Development, which administration believes was an oversight and which prevents development of the CN railyard, the old CN building, the current CN building and Northland Rentals.

Instead, the location will be rezoned into three different zoning designations. The northwest corner with the old CN building and the new structure would be C1- Downtown Commercial. The southeast with Northland Rentals would be MU – Mixed Use District, and the remaining rail yard would be M1- Light Industrial District.

Next up is for administration to prepare the bylaw to make all of these amendments to the Zoning Bylaw. That resolution was carried at Monday’s meeting and the amendments will be back for approval at a future council meeting.
